Dear Guests,
We are delighted to welcome you to our apartment and want you to feel comfortable and relaxed during your stay. Our holiday apartment is meant to be your home away from home! The following house rules are intended to ensure a pleasant and harmonious stay for everyone. In addition, we have listed a few guidelines which we hope you will understand, as they also help us maintain the quality of our accommodation for future guests. By treating the apartment and its furnishings with care, you help us continue to provide you and future guests with a comfortable and enjoyable environment.
General
All items in the apartment, on the balcony or terrace, and on the property are for your use and enjoyment. If you are missing anything or need assistance, please don’t hesitate to contact us. Please handle all furnishings and inventory with care and ensure that your fellow travelers also follow the rental conditions. Changing guests during a booking is not permitted.
Keys
At check-in, you will receive a link for digital door access or a code for the key safe. Upon departure, please leave the key in the key box as communicated in the check-out message we share with you.
Kitchen
Please handle the kitchen furniture and appliances carefully. Only store clean and dry dishes, pots, and utensils back in the cupboards. Do not place hot pots or pans directly on tables or countertops—use trivets. Always use a cutting board when preparing food, and please leave the oven clean after use.
Damages
We understand that accidents can happen. If something breaks or gets damaged, please inform us right away rather than waiting until check-out. Guests are liable for damages up to the replacement cost of the item.
Ventilation & Heating
To prevent mold, please air out the rooms at least once a day for 5–10 minutes (especially after showering). Please heat the apartment responsibly and in an energy-efficient way according to the season and outside temperature.
Waste Disposal
As we are required to separate waste, we kindly ask for your cooperation:
Please sort your rubbish into residual waste, glass, and paper during your stay and before departure. Waste containers are available on the property.
Yellow bin: Plastic/packaging
Blue bin: Paper/cardboard
Black bin: Residual waste
Brown bin: Organic waste/food scraps
Please do not dispose of food waste, grease, harmful liquids, or other substances in sinks, toilets, or showers. Avoid anything that could clog pipes (e.g., hygiene products in the toilet).
The apartment, building, and property should be kept clean and tidy at all times.
In the case of excessive dirt or left-over garbage, we reserve the right to charge an additional cleaning fee of up to €150.
Bathroom / Washing Machine
Do not dispose of hygiene products or food scraps in the toilet. A washing machine and dryer are available for your use. Please treat these appliances with care.
Cleaning
If something spills or gets dirty (e.g., liquids on the floor or countertops), please clean it up immediately. Upon departure, please leave the apartment broom clean, and ensure all used dishes are washed and put away.
Quiet Hours / Noise
Out of respect for neighbors, please observe local quiet hours:
Midday, nighttime, and Sundays.
In the apartment itself, please keep noise to a minimum between 10:00 p.m. and 7:00 a.m.
Avoid loud noise inside and outside the building, as other tenants and small children may be present. Please keep TVs, music, etc., at room volume and close all doors gently. Entrance and basement doors must remain closed for security reasons.
Internet / Wi-Fi Usage Agreement
The OA Olive Apartments GmbH provides Wi-Fi access for guests during their stay. The guest is not permitted to share the Wi-Fi login with third parties. Olive Apartments GmbH does not guarantee the availability, suitability, or reliability of the internet connection for any purpose and reserves the right to restrict or block access at any time, especially in the event of misuse. Access credentials (login and password) must not be shared and must be kept confidential. Guests use the Wi-Fi at their own risk; data transmission is unencrypted, and Olive Apartments GmbH assumes no liability for damage to digital devices caused by malware or other risks.
Prohibited activities include:
Using file-sharing or peer-to-peer services (e.g., BitTorrent, eMule, PopcornTime)
Uploading, downloading, or distributing copyrighted material without permission
Accessing or distributing illegal content (e.g., violent, pornographic, or extremist content)
Sending spam or other unlawful communications
Guests are fully responsible for all actions taken via the provided internet connection and agree to indemnify Olive Apartments GmbH against any third-party claims resulting from misuse.
Violation of these terms may result in immediate Wi-Fi deactivation and legal consequences.
Non-Smoking Apartment
Smoking is strictly prohibited inside the apartment.
Please use the outdoor area and provided ashtrays for cigarette disposal. Do not throw cigarette butts on the sidewalk or in the courtyard.
If this rule is ignored, we reserve the right to charge an additional cleaning fee of €250. Any burn marks or damage to furniture, floors, bedding, or tablecloths will be charged at replacement cost.
Pets
Pets of any kind are only allowed with prior written consent from the provider. If pets are brought without approval, an additional cleaning fee of up to €200 may be charged.
Parking / Bicycles
If a parking space is provided, this does not constitute a storage agreement. We are not liable for theft or damage to vehicles or their contents, except in cases of intent or gross negligence. Bicycles may only be parked in designated areas or in the bicycle cellar (if available).
Check-In / Check-Out
Your accommodation is available from 3:00 p.m. on the day of arrival. Check-out is by 10:00 a.m. on the day of departure. Please start the dishwasher at least one hour before check-out.
Late check-out may incur a charge of €30 per hour.
Right of Access
OA Olive Apartments GmbH reserves the right to enter the apartment at any time, especially in case of emergency. We will, of course, respect your privacy and notify you in advance whenever possible.
Duty of Care
Please treat the apartment with care and ensure that all fellow travelers comply with the house rules. Always lock the front door when leaving and close all windows and doors to prevent damage from weather or burglary. The landlord is not responsible for guests’ valuables.
